Lake Austin is one of the most iconic parts of Austin and home to some of the most incredible luxury real estate in Central Texas. Situated just west of Downtown Austin, Lake Austin is 22 miles long, with a surface area of 1,599 acres, and a maximum depth of 75 feet.
Lake Austin was formed in 1939 and was originally named Lake McDonald. As one of the only constant-level lakes in Texas, the lake is active nearly year round with boating, water sports, fishing, and paddle boarding. The water temperature is lower than that of Lake Travis, because the lake is principally fed from the outflow of the bottom of Lake Travis at Mansfield Dam.
Lake Austin is part of Texas' lower Colorado River. It is part of the Texas Highland Lakes, a chain of seven lakes in Central Texas. It begins below Lake Travis at Mansfield Dam in West Austin and flows from northwest to southeast, ending at Tom Miller Dam near Downtown Austin, turning into Lady Bird Lake (Town Lake).

Is Lake Austin a constant-level lake?
Yes. Lake Austin is held steady behind Tom Miller Dam, so the shoreline and docks stay usable year round. That is the single biggest reason it trades at a premium over the fluctuating lakes.
Where is Lake Austin?
Just west of downtown Austin. It begins below Lake Travis at Mansfield Dam and runs 22 miles southeast, as part of the Texas Highland Lakes chain on the lower Colorado River.
Do I need a permit for a dock on Lake Austin?
Yes. Docks, boat lifts, bulkheads, retaining walls, and dredging all require permits on LCRA-managed lakes. An existing structure is not proof of a permit, and an unpermitted improvement becomes the buyer’s problem at closing. Much of Lake Austin also sits inside Austin city limits, which adds a municipal layer on top of the LCRA rules.
What school district covers Lake Austin?
Several districts hold territory on Lake Austin. Eanes ISD covers much of the south and southwest, Austin ISD reaches the east shore on the Tarrytown side, Lake Travis ISD covers the west and upper stretches, and Leander ISD takes in the Steiner Ranch lakefront. District boundaries here do not follow the shoreline, so the answer depends on the exact address rather than which side of the water it sits on.
