Travis Heights
Hills, old trees, and downtown views, one neighborhood off South Congress.
Travis Heights lies east of South Congress, just south of Lady Bird Lake, and is distinguished from the flatter neighborhoods around it by genuine topography. Streets curve over hills, lots are often large and heavily wooded, and a number of homes carry downtown skyline views. The housing runs from 1920s and 1930s period homes through mid-century builds to contemporary rebuilds, with more architectural variety than most Austin neighborhoods.

Living in Travis Heights
Big Stacy Park and its spring-fed pool sit in the middle of the neighborhood, connected to the Blunn Creek greenbelt, which gives Travis Heights more green space per resident than most of Central Austin. South Congress is walkable from much of it. The hills that make the neighborhood attractive also mean lot conditions vary a great deal, and drainage, slope, and tree protection are all worth understanding before committing to a specific property.

Frequently Asked Questions
Where is Travis Heights in Austin?
Travis Heights lies east of South Congress, just south of Lady Bird Lake, in 78704. It is one of the closest neighborhoods to downtown on the south side of the river.
What makes Travis Heights different from the neighborhoods around it?
Topography. Streets curve over real hills and lots are often terraced, where the neighborhoods around it are flat. That produces views and mature planting the flatter parts of 78704 do not have.
How do you get downtown from Travis Heights?
Congress Avenue or I-35, depending on where you are going. Congress takes you over the bridge into the centre; I-35 is the route when you are heading past downtown rather than into it.
What parks are in Travis Heights?
Big Stacy Park sits in the middle of the neighborhood, with a spring-fed pool, and connects to the Blunn Creek greenbelt. Together they give Travis Heights more green space per resident than most of Central Austin.
Is Travis Heights in 78704?
Yes. Travis Heights is one of the neighborhoods inside 78704, along with Bouldin Creek and Zilker. If you are searching the ZIP rather than the neighborhood, our 78704 guide covers what the number actually includes.
Does Travis Heights have an HOA?
No mandatory neighborhood-wide HOA. The South River City Citizens (SRCC) is voluntary. Individual condo and townhome projects within the boundaries may have their own HOA, and some lots carry original deed restrictions, so the title commitment on a specific property governs.
What schools are near Travis Heights?
Becker Elementary School on 906 W. Milton St and Lively Middle School on 201 E. Mary St stand in or beside the neighborhood. That is where the campuses are, not a statement about who attends them. Austin ISD assigns schools by street address, and assignments can change. Check the current one for a specific property with Austin ISD School Finder, which is the authoritative source. We do not publish attendance zones, because a zone we printed last year is not a zone you can rely on this year.
