Northwest Austin runs roughly from FM 2222 north to US-183 and west from MoPac to Loop 360. What defines it is not a road but a geological feature: the Balcones Escarpment cuts through this area, and the ground falls away sharply on its western side. That single fact produces almost everything people like about Northwest Austin and most of what they have to check before buying.
The upside is the terrain. Streets in Cat Mountain and Northwest Hills climb and turn instead of running on a grid, lots back onto greenbelt rather than onto each other, and a meaningful number of houses have a genuine canyon or downtown view from the back of the property. Bull Creek District Park and St. Edward’s Park sit inside the area, so the greenbelt is not a strip of grass behind a fence but real hill country with water in it. Closer to US-183, the Arboretum and the Great Hills office corridor put a large employment base inside the area rather than across town from it.
The thing to check is that same terrain. A steep lot means retaining walls, a driveway that matters in an ice storm, drainage that has to go somewhere, and foundations that were engineered for a slope. None of that is a reason to walk away from a house here, and all of it is a reason to spend money on the right inspection. Who Northwest Austin is for
Buyers who want the Austin ISD schools on this side of town without paying Eanes ISD prices, and who would rather have trees and elevation than a flat lot and a sidewalk. Doss Elementary on Northledge Drive, Murchison Middle School on N Hills Drive, and Anderson High School on Mesa Drive all stand in this part of Austin. It suits people who work at the Arboretum, in the Great Hills corridor, or downtown via MoPac, and it suits anyone who wants a house that does not look like its neighbor. It does not suit someone who wants new construction, a level backyard, or a short walk to a coffee shop, because the streets here were laid out for cars and views rather than for footfall.
A note on Avery Ranch
Avery Ranch sits at the far northern end of this area, past US-183 near Parmer Lane, and it is different in kind from the rest. It is master planned, it is in Williamson County, and it is served by Round Rock ISD rather than Austin ISD. It belongs to Northwest Austin geographically and to a different conversation practically, so treat its schools and its taxes as their own question.

On a hillside lot here, the topography is worth an inspection line item of its own.
