This is our own practice rather than a national programme applied locally, and that distinction is the point: the research, the positioning, and the sales plan are produced by the same people transacting in these submarkets every week.
The engagements that work best start before there is anything to sell. The decisions a sales team can most affect are unit mix, floor plan layout, amenity programming, and pricing structure, and every one of those is fixed during design. Coming in at launch means inheriting them.

Splitting research from design, or creative from sales, is how a project ends up marketing something the sales team cannot deliver. These run together.
Research + Analysis
Market studies, competitive supply analysis, and buyer profiling for the specific submarket rather than the metro average. That work produces a strategic pricing model and an absorption forecast the capital partner can underwrite against. It is the input to the design decisions, not a report delivered after they are made.
Planning + Design
Floor plan review, unit mix, and amenity and service programming, tested against what buyers in this region actually pay for. Regional preference is real: a Central Texas buyer weighs outdoor living, storage, and garage capacity differently from a coastal one. We work alongside the architect and the developer rather than commenting from outside.
Marketing + Branding
Brand identity, project naming, and a positioning narrative carried consistently across renderings, collateral, digital and social campaigns, the project site, and the sales gallery. A development is sold on a proposition rather than a specification, and the proposition has to be the same everywhere a buyer meets it.
Sales, Leasing + Operations
An integrated sales plan with inventory control, release strategy, and price elasticity testing, adjusted in real time against actual traffic and conversion rather than the launch assumptions. Reporting is built so the developer and the lender can see the same numbers we are acting on.

Development advisory is only worth as much as the transaction record behind it. Pricing models and absorption forecasts are opinions until someone is closing deals in the same submarket every week. These are SR Group's own figures.

Zilkr on the Park
Sold OutA 207-unit luxury condominium development adjacent to Zilker Park, in one of the most supply-constrained parts of the Austin market. SR Group was part of the sales and marketing effort. The project sold out.
Hye Springs Ranch
Past EngagementA gated Hill Country community roughly an hour from downtown Austin and minutes from Fredericksburg, set across more than 30 acres with panoramic views over the Pedernales River Valley. The programme comprised four floor plans and a resort amenity set including a pool, a lazy river, a wine-tasting lounge, and a fitness center, with optional built-in short-term rental management. SR Group served as exclusive sales and marketing partner.

Four Kinds of Client
Developers. The full engagement: research through sell-out, with the sales and marketing programme built around the product rather than bolted onto it at launch.
Builders. Absorption planning and release strategy across a phased delivery, so inventory reaches the market at a pace the market can take without discounting.
Landowners. Highest-and-best-use analysis before a decision is made about whether to develop, entitle, or sell. Those three routes carry different timelines, different capital requirements, and different tax treatment, and the analysis prices all three rather than assuming the largest one is the right one.
Capital partners. An independent read on pricing assumptions and absorption forecasts in a pro forma, from people who are actually transacting in the submarket rather than modelling it.
Why Central Texas, and Why SR Group
Central Texas is not one market and a development priced against the metro average is priced wrong. Austin proper, the Hill Country, the Lake Travis corridor, and the growth cities north and south of the city all behave differently on absorption, buyer profile, and what an amenity is worth. Getting that right requires people transacting in those submarkets every week.
