SR Group is a team of real estate agents affiliated with Compass. The licensed broker is Compass RE Texas, LLC, Texas broker license 9006927. This site is marketing and information. Nothing on it is an offer, and nothing on it creates a real estate agency relationship between you and SR Group. That relationship begins when it is agreed in writing, and Texas requires us to give you the Information About Brokerage Services notice at first substantive contact.

There is no property search on this site. We publish our own listings and nothing else. We do not operate an IDX feed and we do not give access to the MLS. If you want to search everything available in a market, that takes a person, and you can call us.

Nothing here is legal, tax, financial, appraisal, survey, engineering, or inspection advice. Real estate decisions turn on facts about a specific property, and you should get those verified by somebody qualified to verify them.

We work to keep this site accurate and we correct what we find wrong. We do not promise it is complete or current at the moment you read it. Listing status, price, and availability change faster than any website updates.

We do not publish school attendance zones. Where we name schools, we are telling you which campuses are located in or beside a neighborhood, which is a fact about where a building stands. It is not a statement about which school any address attends. Attendance in Austin is assigned by street address and changes, and two houses on the same street can be assigned to different schools. Check a specific address with Austin ISD School Finder, which is the authoritative source.

We do not publish sale prices. Texas is a non-disclosure state and MLS sold data carries republication restrictions. Where a closed listing shows a figure, it is the last list price and is labelled as such.

Square footage, lot size, year built, and similar figures come from the listing record or public sources. Verify anything you intend to rely on.

You may read this site, print it, and share links to it. You may not scrape it to build a competing listing database, resell our photography or copy, misrepresent our content as your own, or use it to harass anyone.

The text, photographs, and design are owned by SR Group or licensed to us, except where a photographer is credited. Listing photography is licensed for marketing the property it depicts. The Compass name and marks belong to Compass.

We publish machine-readable versions of this site on purpose, because we would rather an assistant answering a question about Austin real estate got the answer right. Those are our llms.txt, our AGENTS.md, a markdown copy of every substantive page, and an MCP server described by our server card.

You may read this content and cite it. You may not train on it. Every page and every response carries Content-Signal: search=yes, ai-input=yes, ai-train=no, and our robots.txt says the same. We allow search and answer engines and we disallow the crawler whose output is a training corpus.

If you operate an assistant that uses our MCP server, the rules in its published instructions apply: do not assert a school attendance zone, do not state or estimate a price for a listing marked private, do not present our listings as a search of the market, and show a visitor the exact message before sending it to us on their behalf.

The MCP server is provided as is and we may change or withdraw it. It is rate limited. Do not use it to send us messages that no person asked you to send.

What we do with what you send is covered by our Privacy Policy. In short: we use it to reply to you and to provide services you asked about, and we do not sell it.

A message sent through this site, or through an assistant using our MCP server, reaches a real inbox that real people read. It is not confidential, it is not privileged, and sending it does not make us your agent. Do not send us account numbers, government identification numbers, or anything you would not want read by more than one person at our office.

We link to Austin ISD, TREC, Compass, and other outside sites because they are useful. We do not control them and we are not responsible for what they say or do.

SR Group and Compass are committed to and abide by the Fair Housing Act and the Equal Opportunity Act. We do not steer, and we do not answer questions about the character of a neighborhood's residents. We are happy to point you at the data and let you draw your own conclusions.

This site is provided as is. To the extent the law allows, SR Group and Compass are not liable for losses arising from your use of it or from reliance on information here that turned out to be out of date or wrong. This does not limit anything that cannot be limited by law, and it does not limit our obligations to a client under a signed representation agreement, which are governed by that agreement and by Texas law.

These terms are governed by the laws of the State of Texas, and any dispute about them belongs in the state or federal courts in Travis County, Texas.

We update these terms when the site changes. The date at the top is when we last did. If we change something that matters, we will say so here rather than quietly editing a sentence.
