What makes SR Group different from other Austin real estate teams?

What is the difference between buying in Central Austin and the suburbs?
Central Austin buys you proximity and established character: smaller lots, older housing stock, walkability, and a short commute, at a higher price per square foot. The suburbs buy you square footage, newer construction, and often a different school district, at the cost of a longer drive. Central Austin inventory is also tighter, because the land is already built out, so well-priced homes there tend to move faster.
What should I know about buying a waterfront property in Central Texas?
Waterfront due diligence is a different exercise from a standard home purchase. Verify where the property line actually ends relative to the shoreline, whether the dock is permitted and transferable, the historic water level range for that specific lake, LCRA or governing authority rules, septic condition, and flood zone designation. Lake Austin is constant-level while Lake Travis fluctuates substantially, and that single difference changes what you own.
Do you work with buyers below the luxury price point?
Yes. SR Group works across the full range of the Austin and Central Texas market, including first-time buyers. Several agents on the team specialise in first-time and move-up buyers. The team holds the CLHMS luxury designation and sells waterfront estates, but that is one part of the practice rather than a floor on who it represents.
How do off-market and coming-soon listings work?
They are properties shared through private agent networks before, or instead of, public listing portals. SR Group accesses them through Compass private exclusives and affiliations including the Austin Luxury Network and Clubhouse. One honest limit is worth knowing: under the NAR Clear Cooperation Policy, once a listing is publicly marketed in any form, the listing broker has one business day to submit it to the MLS. So a genuinely off-market property is one that has not been publicly marketed at all, and the window on a "coming soon" property is short by design.

Is Texas actually cheaper because there is no state income tax?
It depends on your income, and the trade runs both ways. Texas levies no personal state income tax and funds schools, counties, and cities largely through property tax instead, so the tax you stop paying scales with what you earn and the tax you start paying scales with what your house is worth. A two-earner household on a high income usually comes out ahead. A retired couple with modest income buying a large house often does not. What is the property tax rate in Austin?
There is no single rate, and any page quoting one should be treated with suspicion. Your rate is the sum of overlapping jurisdictions: county, city, school district, community college district, and often a hospital district or a MUD. Each sets its own rate annually, and two houses a mile apart can carry noticeably different bills on the same assessed value. Look up the specific address at the Travis County Tax Office.
How long does it take to buy a house here from out of state?
Plan 60 to 90 days from the first lender conversation to keys, assuming financing. Get underwritten rather than pre-qualified early, narrow areas before houses, and come for a structured two or three day tour trip rather than touring at random. The step-by-step is on the buying page.
Can I close on an Austin home without flying back?
Yes, and it is routine. Texas closings run through a title company rather than an attorney, and documents can be signed by mobile notary or, in many cases, by remote online notarisation. Plenty of our out-of-state clients never sit in the room.
What is the option period, and why does everyone keep mentioning it?
It is the negotiated window after going under contract in which a buyer can terminate for any reason at all, in exchange for a fee paid to the seller. Inspections happen inside it. It is short, it is the single most important thing in a Texas contract for a buyer, and out-of-state buyers most often misjudge it because their previous state had nothing quite like it.
What do Austin school ratings actually tell me?
Less than people assume. Most portal ratings are third-party composites weighted heavily toward standardised test scores, which track household income in the attendance zone closely. Two things matter more: the attendance zone verified on the specific address, because zones cut across neighborhood and ZIP boundaries and get redrawn, and the state accountability rating at TXschools.gov. Which part of Austin should I look at?
It depends far more on your commute and what you are leaving than on any ranking of neighborhoods. Start at the Austin page, which sorts the city by neighborhood, by area, by surrounding community, and by Texas market, or read the area-by-area comparison on the relocation page.

Can I see the preferred vendor list?
Ask and we will send the current one. We keep it off the public site deliberately: a published directory goes stale, and the inspector or arborist who was right two years ago may not be the one we would send you to today. Get in touch and tell us what you need.
