San Antonio, the Bexar County seat, is one of the fastest-growing large cities in the country, anchored by the River Walk, The Alamo, and a deep military presence at Joint Base San Antonio. Its economy spans healthcare, bioscience, military, and a growing tech sector.

Pearl, a 22-acre mixed-use district just north of downtown at the site of a former brewery that operated from 1883 to 2001, has become one of the city's best-known dining, retail, and outdoor destinations, and a good example of the kind of urban redevelopment reshaping San Antonio's core.

How San Antonio got here

A Spanish expedition reached the river on June 13, 1691, the feast day of Saint Anthony of Padua, and named it accordingly. The mission and presidio followed in 1718 at San Pedro Springs. The part most people skip is 1731: fifty-six Canary Islanders, sent by the Spanish crown, arrived on March 9 and organized the first regularly constituted civil government in Texas. Their irrigation system outlasted the empire that paid for it. The Espada Aqueduct still carries water.

A large share of this is the I-35 corridor: a household selling at one end and buying at the other, wanting the two closings sequenced rather than negotiated by two firms who have never spoken. The rest are military, where a report date rather than a preference sets the calendar, and buyers moving out toward the Hill Country who are really choosing between land and commute and have not framed it that way yet.

The parts of San Antonio we know

The 78209 cities. Alamo Heights, Terrell Hills and Olmos Park are three separate incorporated cities sitting inside San Antonio, each with its own mayor, police force and tax rate. They share a ZIP code and a reputation and they are governed independently. Alamo Heights is the largest and the commercial center of the three, Olmos Park the smallest and the most residential, Terrell Hills the quietest. Housing stock across all three runs from 1920s and 1930s original construction to full teardown rebuilds on the same street.

North central and inside 1604. Inverness sits in the wooded north central corridor. Shavano Park, like the 78209 cities, is its own incorporated municipality rather than a San Antonio neighborhood, with large lots and a rural feel inside the loop. Rogers Ranch and Stone Oak run north from there, both inside San Antonio proper, both newer, and Stone Oak is the one most people mean when they say the growth went north.

Gated and Hill Country. The Dominion is the northwest-side gated community off I-10, built around its golf course and best known for the guard gate. Push further out and you leave Bexar County: Cordillera Ranch is in Boerne, Kendall County, about thirty minutes northwest, acreage lots in Boerne ISD along the Guadalupe. Anaqua Springs Ranch sits in the same Hill Country band with a Boerne address. Buyers looking at these are usually choosing between land and commute, and that is a conversation worth having before anyone tours anything.

Yes, and this is the most common version of the request we get. The corridor is a single working day for us, so one advisor carries the Austin side and the San Antonio side and sets the two closing dates against each other rather than in isolation. New Braunfels and San Marcos sit in the middle of it and we work those as well, which matters when the search opens up halfway through.

Do you work with buyers stationed at Joint Base San Antonio?

Yes. A PCS runs on orders rather than on convenience, so the search compresses and the contract has to survive a report date that can move underneath it. We work to that calendar. VA financing also carries its own appraisal process and its own repair requirements that a conventional deal never touches, and they are worth knowing about before you choose which house to write on, not after.

How do property taxes in Bexar County compare with Travis County?

Rate comparisons get quoted a lot and they miss the lever. The appraisal district sets the taxable value and the taxing units set the rates, and of those two only the value is something an owner can contest, every year, with evidence. Most owners never do. Whatever the comparison with Travis County looks like on paper, the value on your notice is the part that is actually negotiable, and it is worth treating as a recurring piece of work rather than a piece of mail.

Do you handle the urban core as well as the outer suburbs?

Both. The redevelopment around Pearl and the near-downtown neighborhoods is a different transaction from the newer subdivisions out to the north and far west, where a utility or improvement district assessment may be attached to the address and belongs in the monthly figure before you fall for the house rather than after.
