South Austin

South Austin runs from Lady Bird Lake south to about Slaughter Lane, bounded by MoPac on the west and I-35 on the east, and it holds four ZIPs that are usually discussed as though they were one. They are not. 78704 sits at the top against the river and carries the reputation. 78745 is the large middle, and it is where most of the actual housing stock in South Austin lives. 78748 runs south toward Slaughter, and 78749 sits west toward the greenbelt.

The pattern across all four is the same and it is a straight line: the further south you go, the newer the house and the more of it you get for the money. Near the river the stock is pre-war bungalows on small lots. Through the middle it becomes 1960s and 1970s single-story ranch, which is the most common house in South Austin by a wide margin and the one most likely to have been renovated. South of William Cannon it turns to 1980s and later construction with bigger rooms, attached garages, and yards you can do something with.

Getting around matters more than the neighborhood name

Four roads run north to south through this area: South Congress, South First, South Lamar, and Manchaca Road. Ben White Boulevard, which is US-290 and TX-71 running together, crosses the whole thing east to west. Which of those you live near will shape your day more than which neighborhood you picked, because they do not perform alike at rush hour and the difference between them is fifteen minutes each way. Two houses that look equivalent on paper can be a very different life, so drive the real commute at the real hour before choosing.

Who South Austin is for

Buyers who want to stay on the south side of the river without paying what the streets closest to it cost. That is the whole proposition, and for a lot of people it is the right one: 78745 and 78748 put you fifteen minutes from Barton Springs with a garage and a yard, which the ZIP above them mostly cannot do at any price.

It also suits anyone weighing Austin against Hays County. Past Slaughter Lane the area shades into Buda and Kyle, where the same money buys more again and the tax rate is lower, traded against a longer run into town.
