Information you give us. When you submit a form on this site we collect your name and email address, which are required, and your phone number and message, which are optional. We also record which topic you selected.

Information about how you arrived. Every form submission records the page you submitted it from, the referring website if there was one, and any campaign parameters (UTM tags) present in the link you followed. We use this to understand which pages and campaigns are useful, and, on an agent's profile page, to route your enquiry to that agent rather than a general inbox.

What we do not collect. This site runs no advertising trackers, no third-party analytics, no advertising pixels, and no cookies of our own. We do not build a profile of your browsing, and we do not fingerprint your device. Our web host records standard server logs, including IP addresses, as part of serving and protecting the site.

We use what you send us to respond to your enquiry and to provide real estate services you have asked about. That includes contacting you by phone, text message, and email, including at the number you provide, which is what the consent line under the submit button refers to.

Message and data rates may apply to texts. You can opt out of texts at any time by replying STOP, and out of emails using the unsubscribe link or simply by telling us. Consent to be contacted is not a condition of any purchase or sale, and withdrawing it does not affect our willingness to work with you.

We also use the aggregate picture of which pages produce enquiries to decide what to build and improve on this site.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

We publish an MCP server so that AI assistants can answer questions about our neighborhoods, listings, and advisors from what we actually publish. Most of what it does is read-only and involves no personal information at all: an assistant asking it about Tarrytown sends us nothing about you.

One of its tools sends us a consultation request. It collects the same fields the form on this site collects, being your name and email, which are required, and your phone number, message, and area of interest, which are optional. It delivers them into the same inbox, and we use them for the same purpose and keep them for the same period. There is no separate database.

An assistant should show you the exact message before it sends it. We instruct every assistant that connects to do this, and the tool refuses to send unless the assistant states that you confirmed it. We cannot enforce that inside software we do not control, so if you did not see what was sent, tell us and we will delete it.

Requests arriving this way are tagged as assistant-originated, so we know a message came through an assistant rather than from someone typing into the form. We also record which assistant software made the request and the network address it came from, which is what lets us rate limit the endpoint and stop it being abused. We do not receive your conversation with the assistant, and we do not receive anything about you that the assistant did not put in the message.

What the assistant itself does with your information is governed by whoever operates it, not by us.

We keep enquiries for as long as needed to respond and to maintain the client relationship. Where a transaction results, Texas law and brokerage record-keeping obligations require us to retain transaction records for a defined period, and we keep them for that period. Enquiries that never become transactions are deleted on request, and we periodically clear old ones that went nowhere.

You do not need to cite a law to make any of these requests, and we will not make you work for it. Texas residents have rights under the Texas Data Privacy and Security Act, and we honour equivalent requests from anyone regardless of where they live.

This site is not directed at children under 13 and we do not knowingly collect information from them. If you believe we have, contact us and we will delete it.

This site is served over HTTPS and form submissions are encrypted in transit. No system is perfectly secure, so please do not send anything highly sensitive, such as a Social Security number, bank details, or a copy of an identity document, through a web form. If we need something like that during a transaction, we will tell you a secure way to send it.

This site links out to Compass, Zillow, Google, the LCRA, school districts, the Texas Department of Insurance, and our own DestinationATX.com and SearchLakehouses.com, among others. Once you follow a link you are on their site under their policy, not ours.

If we change this policy we will update the date at the top. Material changes to how we use information you have already given us will be communicated directly rather than quietly published here.
