Lake Travis was formed in 1942 and serves principally as a flood-control reservoir. Lake houses for sale on Lake Travis range from golf course homes to smaller weekend cabins to hilltop condos to luxurious estates.
A few of the popular waterfront communities on the lake are Briarcliff, Hudson Bend, Jonestown, Lago Vista, Lakeway, Spicewood, and Volente Village.
Lake Travis is part of Texas' lower Colorado River and the Texas Highland Lakes, a chain of seven lakes in Central Texas.

Does Lake Travis have a constant water level?
No. Lake Travis is the flood-control reservoir for the Highland Lakes, so its level moves substantially with drought and rainfall. That is the lake doing its job rather than a defect.
What happens to Lake Travis waterfront in a drought?
In a deep drawdown, waterfront can stop being waterfront. The water line retreats, docks can end up sitting on dry ground, and what you own changes with it. This is the central question to ask before buying here.

What school district covers Lake Travis?
Several districts hold territory on Lake Travis. On the south shore, Lake Travis ISD covers most of it, with two exceptions that catch people out: Steiner Ranch and the River Place and Four Points area are Leander ISD. On the north shore, Lago Vista ISD covers the stretch nearer the dam through Lago Vista, Jonestown, and Point Venture, while Marble Falls ISD picks up the upper west end around Spicewood. Volente appears to fall in Leander ISD. District boundaries here do not follow the shoreline, so the answer depends on the exact address rather than which side of the water it sits on. Check a specific property with the Texas School District Locator and the county appraisal district. We do not publish campus attendance zones at all.
What communities are on Lake Travis?
Briarcliff, Hudson Bend, Jonestown, Lago Vista, Lakeway, Spicewood, and Volente Village are the main ones. They differ enough in access, price, and services that the lake is really several markets.
Do I need a permit for a dock on Lake Travis?
Yes. Docks, boat lifts, bulkheads, retaining walls, and dredging all require permits on LCRA-managed lakes. An existing structure is not proof of a permit, and an unpermitted improvement becomes the buyer’s problem at closing.
